There's a lot more hesitation I see coming from buyer's right now.

I think between the rates, the prices, and the heart break of losing to so many offers, people are not as motivated to buy as they were.

With the average first-time home buyer being 40+ years old, any Realtor or homeowner selling a house and advertising it as "affordable" is just being ridiculous.

It is true you don't need 20% down, but I think the issue is being able to afford the mortgage for most people in today's NJ market.
