Orange County buyers have more leverage in 2026. 🏡

Buyer demand has dropped to 1,349 pending sales — the lowest September reading since 2007.

At the same time, there are nearly 5,000 homes for sale, pushing expected market time up to 110 days.

So what does that mean if you’re buying?
More choices.
More time.
More negotiating room.

Depending on the property and seller, buyers may have opportunities to negotiate on things like price reductions, closing-cost credits, repairs, or mortgage rate buydowns.

That doesn’t mean every seller is desperate. Good homes that are priced correctly can still move quickly.

But buyers definitely have more room to negotiate than they did a few years ago.

We compared five cities using homes around the same $1M budget — and the difference is bigger than you might expect.

📍 Irvine — 1,270 sq. ft.
📍 Huntington Beach — 1,214 sq. ft.
📍 Mission Viejo — 1,637 sq. ft.
📍 Anaheim Hills — 1,538 sq. ft.
📍 San Clemente — 1,532 sq. ft.

That's a 423 sq. ft. difference between the smallest and largest homes in this comparison.

And it's not just about square footage. Location, bedrooms, coastal proximity, price per square foot and overall lifestyle can look very different from city to city.

If you own a condo or townhome in Orange County, there’s a market shift you should be paying attention to. 🏡

Attached homes are taking noticeably longer to sell than detached homes.

Right now, the expected market time is:

128 days for Orange County condos + townhomes
99 days for detached homes

That’s a pretty big difference.

So what does this mean if you’re thinking about selling your condo?

Pricing and presentation are especially important right now. Buyers have more choices, they’re taking their time, and they’re comparing your home against everything else that’s available.

That doesn’t mean your condo won’t sell. It means you need the right pricing + presentation + strategy from the beginning.
