Home purchase loans just hit their lowest level in 12 years. 📉

In Q1 2026, only 581,000 home purchase loans were originated nationwide—the lowest quarterly total since 2014. Rising mortgage rates and ongoing affordability challenges continue to keep many buyers on the sidelines.

There's no such thing as "the" housing market right now.

Look at the gap. Luxury homes ($1M+) are up 4% year over year. The broader market is up 1.7%. Same economy, two completely different stories.

Affluent buyers haven't slowed down. Higher rates and economic noise aren't moving them the way they move first-time and mid-tier buyers. The median luxury price hit $1.39M in May, pending sales are climbing, and inventory is still historically tight.
