She needed to sell her house and buy a new one at the same time.

That's one of the harder things to pull off. And here's how we did it.

When we listed her home, we negotiated a 60-day settlement. Most sellers just take whatever the buyer offers. We asked for more time, and we got it. That extra time gave us the runway to go find her next home, get under contract, and line everything up.

Then we coordinated both settlements to happen on the same day.

She sat at one closing table, signed the papers, handed over the keys. Then we walked into the next closing. She signed again. Got her new keys. Same day.

Old home sold. New home in Maryland. Done.

If you're in that spot right now, you own a home and you need to buy another one, the plan matters more than anything else. You don't just list and hope it works out. You back into the dates, you negotiate the right terms from the start, and you have someone coordinating both sides the whole way through.

Is your home playing hide and seek with buyers?

Seems small, It’s not.

Buyers search in ranges
Not exact prices

So if they’re capped at $500k
And you’re at $515k…

They don’t see your house at all , that’s the issue

People think pricing higher gives them room , it doesn’t , it just cuts out buyers

Less people see it
Less showings
Less offers

Then it sits

Price isn’t about what you want , it’s about where buyers are looking

That’s how you get attention
That’s how you get offers
