🎉 JUST SOLD! Congratulations to my buyers on their successful move to Delaware.

After more than a year of staying in touch and 5 months of actively searching, my clients have officially closed on their new home in Pike Creek Valley.

This move wasn't simple.

They were relocating from New Jersey, selling their current home at the same time, making frequent trips to Delaware to tour properties, and competing in one of the most competitive price ranges in the market.

Throughout the process, we looked at homes across Newark, Bear, New Castle, Pike Creek, and the surrounding areas until we found the right fit.

This is actually the third relocation I've helped with in the last few months, and it's been exciting to see more people choosing Delaware as their next chapter.

In the end, they secured a home they love in a community that checked all the boxes and are now looking forward to the next chapter: retirement.

She needed to sell her house and buy a new one at the same time.

That's one of the harder things to pull off. And here's how we did it.

When we listed her home, we negotiated a 60-day settlement. Most sellers just take whatever the buyer offers. We asked for more time, and we got it. That extra time gave us the runway to go find her next home, get under contract, and line everything up.

Then we coordinated both settlements to happen on the same day.

She sat at one closing table, signed the papers, handed over the keys. Then we walked into the next closing. She signed again. Got her new keys. Same day.

Old home sold. New home in Maryland. Done.

If you're in that spot right now, you own a home and you need to buy another one, the plan matters more than anything else. You don't just list and hope it works out. You back into the dates, you negotiate the right terms from the start, and you have someone coordinating both sides the whole way through.
