Unpopular opinion from a Realtor with an interior design degree: the finishes you're obsessing over during the house hunt will matter a lot less a year from now.

What you'll notice every single day is the light, the layout, the lot, and the street. Paint and fixtures are the easy part. You can change a backsplash in a weekend. You can't change which way the house faces.

Agree or disagree? Tell me in the comments.

And if you want a second set of eyes on a home before you fall for the finishes, DM me or call/text 305-308-2402.

If 2027 is your year to stop renting, this fall is when the real work starts.

Most buyers wait until they're ready to tour homes to get their plan together. The ones who win start 6 to 12 months early: budget mapped out, neighborhoods narrowed down, and a clear list of what they'll compromise on.

Swipe for exactly what I'd do this fall if I were buying next year.

DM us ROADMAP for our first-time buyer guide, or call/text 305-308-2402 to start your plan.

Two closings in Calusa Club Estates in six months.

This one started with a kitchen-table conversation about timing and what the sellers needed to walk away with. We staged it with a designer's eye, priced it off real Calusa Club comps, and launched it right. 15 families toured in the first 48 hours, and a cash buyer stepped up.

Buyers who missed this one are still looking in the neighborhood.

Thinking about what your Calusa Club home could sell for? DM us CALUSA or text CALUSA to 305-308-2402 and we'll send you your numbers.

Want to be in your new home before fall is over? 🍂

A lot of buyers start thinking about a move when the seasons change, but getting the keys in your hand takes a little planning ahead.

August is a great time to start figuring out what your next move looks like. The earlier you have a plan, the more prepared you’ll feel when the right home comes along.

I put together a simple timeline to show what the process can look like if a fall move is your goal.

Save this for later, and if you’re thinking about buying in Miami, send me a DM. I’d be happy to help you figure out your next steps.

Some listings just hit different.

I met Annette about a year ago when she decided it was time to move closer to her grandkids. Last week, that same home sold to Amy, full price, cash offer, who moved all the way from California just to be closer to her niece and nephew.

Two women, two families, one home that gave both of them exactly what they needed next.

Grateful I got to represent both sides of this one. Swipe to see Annette's review. 🏡✨
