Exploring the growth of Brickell and Downtown Miami - Real Estate Market😃
1) Of key Importance, property prices increased in Brickell and Downtown dramatically. 1 bed units increased on average: 27.9%, 2 bedrooms: 24.5%, 3 bedrooms: 27.3% and 4 bedroom units 17.6%.
2) The rental market increased significantly as the population grew but the inventory of available units for the most popular 1 and 2 bed units decreased on average 14%. which in turn pushed rental prices up.
3) The speed at which properties sold also increased. As demand increased over 2012 and 2013, so properties sold on average 35 days faster than sales of the year before. We expect this trend to continue through 2014.
4) As we saw the rate of buying increase we saw inventory drop drastically. Inventory is quite possibly the most telling factor in a market’s future success. If inventory falls below a critical point then prices can only further increase. In Brickell inventory currently sits below a level that maintains market balance and prices can only increase through 2014.

It's the best time to buy properties and rent for cash flow. For example, with 500k you can buy three to four condos, renovate, and rent them out.

If you buy a property with hopes of renting it out, location is key. Homes in high-rent or highly populated areas are ideal; stay away from rural areas where there are fewer people and not many of potential renters. The area of Kendall and Dadeland have good inventory. Brickell, Downtown and Midtown is good for appreciation and future investment. Another way to invest is to buy properties cheap, renovate and resell.

Latest Real Estate News - Luxury Residential Sales Rise in Miami
" Christie's report shows volume, not pricing, driving transactions - January 15, 2014 "

Miami's luxury residential market enjoyed an increase of nearly 400 homes and condos sold for at least $1 million during the first nine months of 2013. A new report shows,
Luxury residential sales in Miami jumped from 1,065 in 2012 to 1,442 through September 2013, according to the latest "Atlantic Insights" report from Christie's International Real Estate. Luxury homes stayed on the market for an average of 132 days during the third quarter of 2013, down from 167 in 2011 and 140 in 2012.
Sales volume, not pricing, is driving transaction velocity in Miami's luxury market. The most expensive individual sale through September 2013 in Miami was a $41 million transaction, down from $45 million in the first nine months of 2012.
In another sign that domestic buyers have returned to Miami's luxury market in full force, foreign buyers only purchased 35 percent of the area's luxury residences last year. Miami still offers a significant bargain for those investors. The average per square foot price of Miami condos at the end of the third quarter of 2013 was $612, compared to $1,203 in New York. But that is poised to change, as prices for new waterfront construction exceeds $1,500 per square foot.
