A special assessment appears and suddenly your condominium unit comes with a bill you never expected.
Condominium associations may levy special assessments for major repairs, reserves, emergencies, and other community expenses. But that authority comes with legal and procedural requirements.
For a nonemergency special assessment, the meeting notice generally must identify that an assessment will be considered and describe its purpose and estimated cost. The association must also follow the applicable notice requirements, governing documents, and voting procedures.
Receiving a large assessment does not necessarily mean it is invalid but owners have the right to understand how it was approved, how their share was calculated, and whether the required procedures were followed.
