Many buyers are feeling uncertain right now, and I completely understand why.

Interest rates, insurance costs, inflation, job stability, property taxes, HOA or condo fees, and constant economic headlines can make the decision to buy feel overwhelming.

The truth is, buying right now is not the right move for everyone.

But for some buyers with stable income, strong financing, emergency reserves, and a long-term plan, it may still make sense, especially when the numbers work and the home truly fits their life.

One of the biggest questions homeowners face is:

Should I sell first or buy first?

There is no perfect answer for everyone. Selling first can give you more financial clarity, but it may also create pressure if you cannot find the right next home quickly.

Buying first can give you more control over where you move, but it can also create stress if you are carrying two homes, two sets of expenses, or waiting for your current home to sell.
