Gigi. South Beach.

The new one. Coral stone, bronze script, the courtyard you can see through the gate.
Quietly the kind of place I'll send clients to after a closing.

The Fine Print, No. 02.

Price per square foot is the number everyone quotes. Trade volume is the number that decides whether the first one means anything.

Last year on the South Beach waterfront, one tower closed two sales. Its neighbor closed eleven. The thin building printed the higher number — and the deep building is the one where an owner can actually realize a price on their own schedule.

Neither building is wrong. They are different instruments. One is a position you hold; the other is a position you can leave.

In this territory, knowing which is which is most of the work.

1 Hotel & Homes.

The top line on yesterday's slide — $2,978 per square foot this year, on eleven closings. Read that pair again. Everything else on the waterfront traded at that altitude on a handful of sales or none. This building did it with volume.

That is the rarest thing on the corridor: a trophy that is also liquid.

One detail from the file. The building doesn't trade under a Collins Avenue address — closings record at 102 24th Street. Two of this year's sales carried no building name at all in MLS. If you searched by name, nine and a half million dollars of transactions simply wouldn't appear.

Knowing where to look is the job.

Eight buildings. Two windows.

Average sale price per square foot, full year 2025 against 2026 to date. South Beach waterfront, Fifth to 23rd — where the next icons are rising.

Every flag on this stretch is in motion. The W closed last week to reopen as Waldorf Astoria. The Raleigh and the Shore Club sit between shut and reborn. These are the buildings you can actually buy while that happens.

Reading notes, because thin markets need them. Several 2026 cells rest on one to three closings — the Setai, the W, Il Villaggio, 1500 Ocean Drive. Read those as single sales, not trends. The W's 2026 number is three small low-floor units sold as the hotel closed; the building did not fall a third, the mix changed. And Decoplage's 2025 column carries three renovated ocean-corner sales — the working number sits nearer its median.

This corridor holds the widest spread in the territory: $603 to $3,857 on the same mile of sand.

Portofino Tower. South of Fifth.

The crown is the recognizable part — the curved pergola with the radiating wood beams, visible from anywhere in SoFi when you know where to look. Inside, the building was completed in 1997, designed by Robert Swedroe, and was the first major luxury tower south of Fifth Street. It still sets the tone for how the rest of SoFi developed over the next twenty-five years.

The 06-line residences face directly south toward Government Cut. The eastern exposures get morning. The western get sunset across Biscayne Bay.

Specific buyers live here. Quiet ones, mostly.

Seven buildings. Two windows.

Average sale price per square foot, full year 2025 against 2026 to date. West Avenue — the quieter waterway.

Monad Terrace is the corridor's only true luxury build, and it trades like it. The rest is older stock, and the older stock is quietly firming — the Waverly up, Bentley Bay up, the Floridian holding flat to the dollar.

One reading note: Capri South Beach's 2025 column carries two penthouse closings. The building didn't fall sixteen percent. The mix changed.

Apogee. South of Fifth.

Only sixty-seven residences in the whole building. Sieger Suarez designed it after they did Portofino, with the curved silhouette and the colonnade at the base that you can recognize from anywhere on South Pointe Drive. Completed in 2008.

The trade-off is real: fewer neighbors, fewer amenities to share. Buyers who choose Apogee usually know exactly what they're trading for.

Buyers pay a premium for new and a discount for assessed. Both are usually backwards.

New is a condition, not a quality. It lasts about five years. After that a building is judged on the same terms as every building before it — how it has been kept.

In the mature luxury markets, this was settled generations ago. Nobody in Paris asks the year. Nobody in Palm Beach asks the year. They ask whether the work is done.

South of Fifth is four square miles. No one is making more oceanfront. The towers here will be old someday, all of them, and the ones that will still be worth owning are the ones writing checks right now.

The assessment is not the risk. The absence of one usually is.

No. 02 · Continuum II North
South of Fifth · 2008

The newer tower. Built six years after the south tower and set slightly north on the same thirteen acres. Newer kitchens. Smaller floor plates. A quieter pool deck. Same land, different building, different buyer.

And — counterintuitively — a lower price per square foot than the south tower next door.

FY 2025 closed average:
Continuum I South · $3,660/SF
Continuum II North · $3,572/SF

The view explains it.
The south tower sees the cut.
The north tower sees the south tower.

A working brief on South of Fifth, Fisher Island, West Avenue, and South Beach to 23rd Street.
Four neighborhoods. One island.

I don't focus on the mainland. I don't chase the 305 at large. Anything outside these four square miles gets a straight answer about whether I'm the right person for it.

The buildings I sell are the buildings I see from my own daily routine. South Pointe Park is my Saturday and the Fisher ferry leaves every fifteen minutes.

The map shows the geography. The work is knowing what the map doesn't.
