The latest data from the New Orleans Metropolitan Association of REALTORS® shows a market that’s gaining momentum—while still giving buyers a bit more breathing room.

🏡 What’s happening right now:
• Pending sales are UP nearly 30% → strong buyer activity
• Closed sales up 17% → deals are getting done
• Home prices continue to rise (median now ~$279K)
• Homes are taking longer to sell (82 days on market)
• Inventory is slightly DOWN → fewer homes available
• Sellers are still getting ~97% of list price

💡 What this means:
Buyers are active and serious, but they’re taking a little more time to make decisions. Sellers are still in a solid position with strong pricing, but strategy and presentation matter more than ever.
