Your Zillow number is wrong in Idaho.

And it’s not Zillow’s fault.

Idaho is a non-disclosure state. A lot of sold-price data never shows up the way it does elsewhere, so online estimates are often working with incomplete local info.

What helps more: recent IMLS sold comps near your home, plus a local read on condition and competition.

The June numbers are out for Ada County, and there are a couple of things that stood out to me.

The median sales price was $582,000, which is basically flat compared to last year. But the number of homes sold jumped more than 20%, so buyers are definitely still out there and making moves.

Homes took about 32 days to sell, and inventory was down a little from last June.

My takeaway is that this is still a pretty active market, but buyers are being careful. A home can absolutely sell well right now, but pricing and presentation matter a lot.

Every neighborhood and price range is a little different, so these countywide numbers only tell part of the story. If you are curious what your home might sell for in today’s market, feel free to reach out.
