I was asked what my favorite thing about 6509 Big Wood Way in Star was. One answer wasn’t going to cut it. So here are 10.

The exterior — The modern architecture and that unique mix of materials, elements, and roof angles. There’s nothing else like it.

The entry — One of my absolute favorites. The peaked rooflines, double front doors, and the sightline straight through to the backyard make such a great first impression.

The great room — Soaring ceilings, clerestory windows, tons of natural light, and that gorgeous statement light fixture. It stops you every time.

The kitchen island — The sink being separate leaves the entire island open for entertaining, serving, and gathering. I love that.

The stairway — Those two-story corner windows with mountain and lake views as you head upstairs. Incredible doesn’t cover it.

The flexible spaces — Two offices? Man cave? Den? Craft room? Multigenerational space? This home fits however you live.

The balcony — Sunrise AND sunset from the same spot. That’s it. That’s the description.

The July Treasure Valley market report is here — and the numbers are telling a good story. 👇

Ada County — 947 homes sold (+4.8% from last year), median price $602,000 (+9.5% YOY), averaging 34 days to go under contract, with 2.4 months of inventory.

Canyon County — 496 homes sold (+9% YOY), median price $444,995 (+3.7% YOY), averaging 41 days on market, with 2.7 months of inventory.

The bigger picture? Nearly 8,700 homes have closed across the Treasure Valley so far this year — up 14% over 2025. Prices are climbing, inventory is still tight, and people are buying and selling despite higher mortgage rates.

People are moving here, buying here, and building lives here — and the numbers back it up.

If you've been wondering what the Treasure Valley housing market is doing — here's your June update. 👇

Ada County — 722 homes sold (+20.5% from last year!), median price $575,000, averaging just 22 days to go under contract, with 2.4 months of inventory.

Canyon County — 575 homes sold (+17.1% YOY), median price $435,900, averaging 43 days on market, with 2.5 months of inventory.

22 days in Ada County. That means the average home went under contract in under 3 weeks. Inventory is still tight across both counties — well below the 4-6 months of a balanced market.
