📊 Market Performance – October 2025

Total Home Sales: 12,902 (↓ 3.8% YoY)

Median Sales Price: $223,000 (↑ 5.9% YoY)

Average Sales Price: $274,907 (↑ 1.9% YoY)

Days on Market: 54 days (slightly lower than last month)

Inventory: Up about 1.7% month-over-month, giving buyers more options

💡 What This Means for You

Buyers: More inventory + longer days on market = more negotiating power this fall.

Sellers: Prices remain solid, but success depends heavily on strategic pricing, great presentation, and strong marketing.

Investors: Sub-$300K homes remain strong rental and flip opportunities as values continue to hold steady.

So grateful for another closing in the books!
They are all special but this one was a true testament to faith and patience. My client’s first contract failed due to seller unable to sell. Next home the offer was rejected, and the sellers chose another buyer. But look at how things turn around—they came back and accepted our original terms!
