An assignment deal is simpler than most people think. Go under contract at $500K and make it assignable. Find a buyer who wants it at $520K, draw up an assignment agreement, and they close in your place. They pay the seller the $500K and you walk with the $20K difference. A lot of people hear ""wholesale"" and think it's complicated. Here is what it actually looks like.
You go under contract on a house at $500K and you make that contract assignable. That means you have the right to sell your interest in that contract to another buyer. You find someone willing to pay $520K, send over the contract, and create an assignment agreement. They go to closing in your place, pay the seller the $500K, and you collect the $20K spread.
You never had to close on the property yourself. The seller gets paid, the buyer gets the house, and you get the difference.
