Tips for Buying a Home:
Home sales are strong in many areas. If you're buying a home, you will be faced with many issues and questions - including what type of loan to get, tax aspects of your purchase, how to hold title, whether you're a paying a fair price, and other things. Here are some ways to help your home purchase go more seriously.
Hire Experts in various areas. A real estate agent can likely provide you with more listings of available homes than you would find online, and can also give you valuable sales information about nearby homes, which can help you get a better deal. by going on various lenders, you should be able to get a better deal on your home loan. And by having the home inspected by a professional, you can find out about things that may need fixing and potential repair costs.
The role of a real estate attorney. A real estate attorney is also an important member of your team. Your lawyer should be onboard early in the process - especially before you sign any documents. Buying a home is a major transaction, and a lawyer can help you in many ways, including:
*Write and review your home purchase contract so it contains terms to protect you.
* Add contingencies to your contract to protect you. These can include a home inspection clause letting you cancel the deal if there are major problems with the house, a "sale of other home clause" letting you cancel the deal if you can't sell your current home, and financing clause so you can get out of the deal if you can't get a satisfactory loan.
*Negotiate with the seller about repair matters your home inspection has revealed.
*Explain the various ways to hold title to the home and the impact of each one. How you hold title has vital implications, including what happens to the property when you die and whose approval is needed to sell it.
* Attend the closing to make sure all contingencies and other matters have been properly handled.
With multiple offers coming in on many homes for sale, you may be tempted to gloss over key issues when buying a home. But not taking care of these matters can be very expensive later. It is much better to have a lawyer and other professionals on your side early in the process so you will be fully protected.
