One of the things I really enjoy about working in real estate is getting to know the people I meet along the way.

Recently, I had the pleasure of helping Sherrie and Ken find their new home as part of the Homes by Morgan team.

After closing, Sherrie surprised me with a copy of her book, Shaggy Gang Diaries, and a handwritten note thanking me for helping them.

I honestly wasn’t expecting anything, and it was such a thoughtful gesture.

Her book tells the story of rescue dogs, love, and second chances. And if you know me, you know how much I care about animals, so this gift was especially meaningful to me.

I think sometimes we get so busy with our everyday responsibilities that we forget how much a simple gesture of appreciation can mean to someone.

I’m grateful that I had the opportunity to help Sherrie and Ken, and I’m equally grateful to be part of the Homes by Morgan team.

Sherrie, thank you again for your kindness and for sharing your book with me. I truly appreciate it.

I wish you, Ken, and the entire Shaggy Gang nothing but happiness and wonderful memories in your new home! 🐾❤️

🏡 **Is the Housing Market Starting to Slow Down in Central PA?**

I've been looking at the latest housing market numbers for Cumberland and Dauphin counties, and there's something worth sharing.

Buyers seem to be taking a little more time, and the numbers are beginning to reflect that.

According to September's Bright MLS data:

📍 **Cumberland County**
- Home sales decreased 5.6% compared to August.
- Homes going under contract dropped 6%.

📍 **Dauphin County**
- Home sales increased 8.6%.
- However, homes going under contract decreased 4.5%.

**So, what does this mean for buyers and sellers?**

Even though more homes sold in Dauphin County, fewer homes went under contract in both counties. Since contracts typically come before closings, this could be an early sign of slower sales activity ahead.

But let's keep things in perspective.

🍂 Fall naturally brings a change in the housing market. Families settle into their routines, the holidays approach, and some buyers take a little more time before making decisions.

**For sellers:** Homes are still selling, but realistic pricing, preparation, and making a strong first impression matter more than ever.

**For buyers:** A slower pace may give you more breathing room to explore your options and make thoughtful decisions without feeling rushed.

Personally, I wouldn't call Central PA a buyer's market just yet. Inventory remains relatively limited in many areas, and well-priced homes can still attract strong interest.

What I see is a market where buyers are becoming more selective, and both sides need to be thoughtful about their decisions.

And that's not necessarily a bad thing.

Remember, **real estate is local.** What's happening in Mechanicsburg may look completely different from Harrisburg, Carlisle, or Camp Hill.

That's why understanding your neighborhood matters more than following national headlines.
