July 2026 Houston Housing Update 🏡

More listings, steady demand, and stable prices shaped the Greater Houston market in July.

Here are the key numbers from HAR:

• Single-family home sales: up 1.6%
• Homes sold: 8,340
• Active listings: 40,750, the highest level ever recorded by HAR
• Average price: $440,816, up 1.9%
• Median price: $340,000, up 0.6%
• Average 30-year fixed mortgage rate: 6.54%, down from 6.72% last year
• Estimated savings for a median-priced homebuyer with 20% down: more than $250 per year compared to July 2025

The big takeaway: buyers have more options than ever, demand is still steady, and the Houston market continues to feel more balanced.
