There are some excellent programs available to help people purchase a home, and many buyers don’t even realize they exist!

For example, there is a program available right now that can provide 3% to 5% of the purchase price to help with your down payment. If there is money left over, it can be applied toward closing costs.

We just helped a client use this program to purchase a $370,000 home with only about $3,000 out of pocket! 🤯

This particular program is an FHA product and does have income guidelines. For Canadian, Cleveland, and Oklahoma Counties, a family of four cannot exceed $130,544 in qualifying income.

If buying a home feels out of reach because you’re worried about the down payment or closing costs, don’t automatically count yourself out. There may be options available that you don't even know about.

Years ago, I looked at what I was actually paying to do business and wondered how it was sustainable.

💸 $20,000+ a year to my brokerage
➕ Royalty fees
➕ Technology fees
➕ Office fees
💰 Then another $20,000+ at tax time!!

Was it doable? Yes. I worked hard and made it work!

Have you noticed the soil pulling away from your house during these hot Oklahoma summer months? That gap is telling you something.

Oklahoma soil contains a lot of clay, which expands when it’s wet and contracts when it dries out. During long stretches of extreme heat and drought, the soil around your home can shrink and pull away from the foundation.

One simple thing that can help? Water around your foundation.

💦 Place a soaker hose around the perimeter of your home and water slowly and consistently. The goal isn’t to soak the ground—it’s to help maintain more consistent moisture around the foundation and reduce drastic soil movement.

If your dirt is pulling away from your house, don’t ignore it. Your yard isn’t the only thing that’s thirsty! ☀️🏡💦
