Your roof may be insured, but that does not always mean it is covered the way you think.

For many homeowners, the roof is out of sight and out of mind until there is a leak, a ceiling stain, or shingles in the yard after a storm. But the condition of your roof is only one piece of the puzzle.

The other piece is understanding how your insurance policy may actually respond if damage happens.

A few things homeowners should know:

• Roof age can matter
• Wind and hail deductibles may be different from your standard deductible
• Replacement cost and actual cash value are not the same thing
• Storm damage and normal wear-and-tear are usually treated differently
• Buyers and inspectors will pay attention to roof condition when it is time to sell

This is not insurance advice, and every policy is different. But it is a good reminder to review your coverage with your insurance agent before there is a problem.

Summer storm season is here in Virginia, which makes this a good time to take a closer look at your homeowners insurance coverage — especially when it comes to your roof.

Many homeowners assume that if their roof is damaged in a storm, their policy will cover what they expect. But the way your policy is written matters.

One important distinction is whether your roof is covered at replacement cost or actual cash value. With actual cash value coverage, depreciation may be deducted from the claim payment, which could leave you responsible for a larger portion of the replacement cost.

Our recommendation:

Know the age of your roof, keep records of any repairs or inspections, and call your insurance agent to ask:

Is my roof covered at replacement cost or actual cash value?

If you are buying or selling a home, especially one with an older roof, make sure insurance is part of the conversation early in the process.

A five-minute call today could help avoid a very expensive surprise later.
