A new law, the "Real Property Owners Protection Act" (House Bill 1200), has been passed by the Mississippi Legislature during the 2025 Regular Session to safeguard property rights against squatters and unauthorized occupants. It is on the Governor's desk. Here’s what you need to know:

If you’re dealing with a squatter, you (or your agent) can file a sworn affidavit with local law enforcement. Under the new law, a squatter shall not have the same rights or eviction process as a tenant as defined in Section 89-7-1 et seq. and Section 89-8-1 et seq.

It’s now a felony to: Use fake documents to claim ownership, or list someone else’s property for sale or rent without permission.
