Mortgage rates- flatlined. Very meh. Not moving much. 6.5-6.6 average. 🥱
Inventory- down. Everyone is sitting on a beach right now. Unless you’re reading this, then you are probably at work which, I am sorry for you. You should go find a beach. 🏖️
Houses that are priced right are still going like hotcakes but if it’s priced wrong, buyers are happily playing the waiting game. 💵 ⏰

Huge win for affordable housing. It’ll take some time to trickle down but it’s a step in the right direction!

*More homes could be built over time, which may help slow down price increases and give buyers more choices.

* Large Wall Street investors will face new limits on buying single-family homes, reducing competition for some starter homes.

* Manufactured and modular homes may become cheaper and easier to finance, creating more affordable homeownership options.

* This is not a mortgage-rate fix. The bill does little to lower interest rates, so monthly payments may still remain high in the near future.

A landmark housing affordability bill is headed to President Donald Trump’s desk after winning overwhelming support in Congress this week, setting the stage for the most sweeping federal housing package in a generation.

->Rent payments now count — FHFA (the mortgage boss) told Fannie Mae and Freddie Mac lenders can use credit scores that include your on-time rent and utility payments when deciding who gets a mortgage. Old credit scoring basically ignored rent, so this moves the needle for people without big credit histories.
->New scoring tools in play — Instead of just old FICO, lenders can use things like VantageScore and FICO 10T, which both look at rent/utility history if reported. That’s like letting your good rent habits help you get into homeownership instead of just credit cards and loans.
->Big potential impact — Freddie Mac already tested it with real loans, and officials say this could help tens of millions of potential buyers — especially renters with solid payment histories — qualify for mortgages they might’ve missed before.

"If you pay your rent on time, you are more likely to pay your mortgage on time," FHFA Director Bill Pulte said.
