📊 Panhandle Market Update | Crestview • Fort Walton Beach • Navarre • Niceville • North Santa Rosa

The market is continuing to shift—and buyers are starting to see more opportunities open up across the Gulf Coast.

👉 Here’s the bottom line from this week’s market activity:

• 42 new listings hit the market
• 55 homes went under contract
• 26 homes closed
• 42 properties had price reductions
• Multiple homes came BACK on the market

What does that tell us?

🏡 Buyers now have:
✔️ More inventory to choose from
✔️ Better negotiating opportunities
✔️ More sellers adjusting pricing
✔️ Less pressure than earlier this year

BUT…

Homes that are priced correctly are still moving quickly, especially in desirable areas and price points.

One of the biggest things I’m watching right now is the increase in price reductions and homes returning to the market. That’s usually where some of the best opportunities start showing up for buyers who are paying attention.

This market is becoming more balanced, which means strategy matters more than ever.

📊 Gulf Coast Market Update (Crestview | North Santa Rosa | North Walton)

If you’ve been thinking about buying… this week’s data is worth paying attention to.

👉 Here’s the bottom line:
Inventory is picking up in a big way we saw 58 new listings hit the market in just a few days across the area.

At the same time, there were:
• 59 homes that went under contract
• 58 homes that closed
• 17 listings cancelled + several expired

👉 What does that tell us?
The market is active but also shifting.

Here’s what I’m seeing right now:
• More options are becoming available
• Some sellers are missing the market (cancelled/expired listings)
• Buyers are still moving quickly on the right homes
• Pricing and strategy matter more than ever

This isn’t a “crazy seller’s market” anymore…
but it’s also not a market where you can sit back forever.

👉 The opportunity right now is finding:
• Homes that just hit the market
• Listings that didn’t sell (often negotiable)
• Sellers who are adjusting to the shift

Huge congratulations to Trinity and Brandon on closing on their first new home!

It’s always an incredible feeling helping great people take such a big step, and these two made the journey even more rewarding from start to finish.

The market is starting to shift and if you’re thinking about buying, this is worth paying attention to.

We’re seeing more homes hit the market and a big increase in price reductions right now. Sellers are adjusting, which is opening up opportunities for buyers that we haven’t seen in a while.

At the same time, homes that are priced right are still going under contract quickly… so it’s not a “wait forever” market either.

What this means:
• More options to choose from
• Better negotiating opportunities
• Less pressure than earlier this year
• BUT… the good deals don’t sit long

Gulf Coast Market Update! Buyers, This Is the Shift We’ve Been Waiting For

If you’ve been thinking about buying around Crestview, Milton, or North Walton… this week tells a pretty clear story 👇

Here’s what just happened in the last couple days:
• 30 new homes hit the market
• 60 price reductions (!!)
• 24 homes went under contract
• 25 homes SOLD
• 8 listings cancelled

(Yes… that’s a LOT of price drops)

👉 What this actually means:

We’re seeing more inventory come on AND a major increase in sellers adjusting their prices. That combination usually signals a shift toward a more buyer-friendly market.

At the same time, homes are still going under contract and closing at a strong pace… which means:
✔️ Good homes are still selling quickly
✔️ BUT overpriced homes are sitting and getting reduced

Where the opportunity is right now:
🔥 Homes that have been on the market 10+ days
🔥 Properties with recent price drops
🔥 Areas where multiple similar homes are competing (Crestview & Baker especially)

This is one of those windows where buyers can start being more strategic instead of just reacting.
