Almost every original Bob Ross painting is hidden right here in Northern Virginia. 🎨🌲

This story has been all over Reddit this week, and now it’s getting a lot more local attention.

Bob Ross created more than 1,100 paintings during The Joy of Painting, and a huge portion of them have been stored by Bob Ross Inc. here in Northern Virginia.

Not in a museum.

Not in some massive gallery.

Stored away in boxes.

Mountains, lakes, cabins and, of course, plenty of happy little trees. 🌲

Which has everyone asking the obvious question:

Why doesn’t Northern Virginia have a Bob Ross museum?

One of the biggest mistakes I’m seeing right now is homeowners pricing based on what they want their house to be worth — or what a neighbor is asking. 💰

That’s not how buyers determine value.

I’m looking at:

🏡 What comparable homes have actually SOLD for
📅 How long they took to sell
📍 Location + lot
📐 Size + layout
🔨 Condition + updates
📊 What buyers are actually paying right now

And I’m still seeing homes come to market $50K–$100K above what the recent sales support. 😬

The problem with starting too high?

⏰ You burn through the best few weeks of the listing.
👀 Showings slow down.
⬇️ Price reductions start.
🤔 Buyers start wondering what’s wrong.
💵 And eventually, buyers may have MORE negotiating leverage.

The goal isn’t the highest list price.

🎯 It’s the strongest SALE.

🚨 A Virginia farm dating back to the 1760s could eventually become a massive data center campus.

Belvedere Plantation near Fredericksburg sits on roughly 645 acres in Spotsylvania County and has become a local tradition for its pumpkin patch, corn mazes and Fall Harvest Festival.

Now its future could look very different.

The Fulks family, which has owned the property since 1968, confirmed that it is working with what it calls a “very reputable organization” looking to properly site a “technology campus” on the property.

Local reporting has identified the proposed use as a data center campus.

And people definitely have opinions about it.

The important part: this does NOT appear to be a done deal yet. No rezoning or special-use application for the Belvedere project appears to have been formally filed as of the latest reporting.

The farm also says its Fall Harvest Festival is still happening this year and opens September 12.

What makes the timing even more interesting is that just days ago, Fredericksburg City Council unanimously rejected a separate proposal for roughly 1 MILLION square feet of data centers at 1500 Gateway Boulevard.

Data center development is continuing to push farther south through Virginia — and this may become one of the next major fights to watch.

One of the biggest mistakes I see buyers make is falling in love with the house before really understanding the life that comes with the location.

And to be clear — none of these are bad places to live.

But every area has trade-offs.

🏡 Wi******er can get you a lot more house — but don’t underestimate the weekday commute.

🚧 Ashburn and Herndon have great amenities and access — but parts of these areas are changing fast. Always check zoning, road projects and what could be built nearby.

🏛️ Leesburg and Fredericksburg have incredible historic areas — but make sure you understand parking, crowds and historic district restrictions.

💰 McLean can stretch the budget just to get into the house — before you account for renovations, HVAC, roofs and other big-ticket repairs.

🚗 Woodbridge and Stafford can offer more house for the money — but your daily relationship with I-95 matters.

🚆 And for some buyers, VRE completely changes the equation.

The house matters.

But so does your commute, your routine, future development, repair costs and everything happening around the property.
