🏠 Real Estate Update: VA Loan Appraisal Changes You Need to Know
I’m always looking for ways to help my clients navigate the market more efficiently, and the Department of Veterans Affairs just released a major update that will be a game-changer for many of my buyers.
The VA has officially streamlined its Minimum Property Requirements (MPRs) to remove outdated hurdles.
What’s changing?
Detached, non-habitable structures—such as standalone sheds, detached garages, and workshops—are no longer subject to the same strict MPRs as the primary residence. In most cases, this means no more mandatory Wood-Destroying Insect (WDI) reports for these specific outbuildings!
Why this matters:
This is a huge win for veterans pursuing rural properties, farms, or homes with multiple outbuildings. It eliminates those "deal-killer" repair requirements for aging barns or sheds that were never intended to be living spaces, allowing us to focus on the safety and integrity of the main dwelling.

Marshall resident Aaron Bean will be our Memorial Day Speaker on Monday, 25 May at 11 o'clock on the Searcy County Courthouse Square in downtown Marshall! Bean served on Active Duty in the U.S. Coast Guard from 2002-2006. He graduated from Summit High School in
Breckenridge, Colorado. He has a Bachelors of Arts in Anthropology from Oregon State University in Corvallis, Oregon. Aaron is an IronMan athlete and a ten times marathon runner.
