Someone sued you, won, and now there's a lien on your house. Can you still sell? Yes.
A judgment lien doesn't block a sale. It gets paid, negotiated down, or released at closing — straight out of escrow through the title company.
If the house is worth more than your mortgage and the lien, it simply gets paid from the proceeds and you keep the rest. If you owe more than it's worth, that's a short sale — and lienholders negotiate far more than people expect. Whether the debt is in collections or already charged off changes the number a lot.
Call or text (424) 239-5209 — we'll pull the title and tell you where you actually stand.
