If you're closing deals in South Carolina, homeowners' insurance costs deserve a closer look right now.
The state's average annual premium sits around $2,708, already above the national average, and it's not leveling off. South Carolina saw some of the steepest rate increases in the country in 2025, with premiums climbing around 20%. Coastal markets like Myrtle Beach have even greater exposure, with some homeowners paying as much as $445 a month due to hurricane and storm-surge risk.
For lenders and investors, this isn't just a homeowner problem. Rising insurance costs change what a buyer can afford, shift debt service ratios, and can quietly kill a deal that looked solid on paper. The earlier you account for it, the better.
We regularly close South Carolina transactions and know this terrain. When the insurance questions come up (and they will), we're already prepared to keep things moving.
