There will be resources on 1st time homebuyer, low- and moderate-income programs, etc. So bring the kids, 'cause they'll have free child care as well as free drinks and snacks. About once a month I’ll run across a post from a friend or in a neighborhood group about utility bills. It’s generally ‘Did anyone else get a crazy high bill this month?’, ‘Is this normal?’ or something along those lines. And every time, I am surprised at the number of people unaware that both Ameren & Spire offer Budget Billing plans.

BB allows for consistent monthly bills. For Ameren and Spire, your bill is based on the previous 12 months usage at that property. Ameren reviews and compares actual usage to your projected budget amount every 6 months, adjusting either up or down. So while you may have a spike in usage one very hot month, your bill will remain the same until the 6 month adjustment (allowing for the smaller usage months to help this average out). Your billing statement will show actual usage so you can track this against their projections. Spire does their review/budget analysis annually (but they will fluctuate slightly throughout the year based on actual gas costs, rates, etc.).

Whether you rent or own, Budget Billing is available for almost all customers. While not perfect, it could help with your bills in those super hot or super cold months.

Do you know… in STL City, a closet is not required for a room to be considered a bedroom? And that ceiling height, windows, and means of egress ARE factors? Whether this be in a finished basement or attic space, it’s important to know the difference between what is considered bedroom, as well as square footage vs living area.

Some for sale listings will call a basement “sleeping area” a bedroom, but this may not legally comply with City requirements for occupancy.

Whether you are looking to sell or purchase a home, it’s important to have a knowledgeable agent in your corner - looking out for YOUR best interests. Please keep me in mind for your future real estate needs.
