OUTSIDE MAKEOVER (360 Degrees) :
With the vision of MFYM goes unmatched. This property, situated next to Lake Erie, was a flip opportunity that included an additional parcel. A blank canvas brimming with potential.
Recognizing the chance to enhance the property’s value, we rolled up our sleeves and got to work. Our first step was to remove the old chain link fence, followed by tearing up the cracked sidewalk. We also took down the outdated antenna that was merely an eyesore.
After completing the laborious tasks, the creative phase began. We marked our boundaries for the fence posts and started installing them. Given the stronger winds off the lake, we decided to add an extra bag of concrete per hole. This ensures that every post / 4x4 is securely anchored in the ground, providing enhanced stability. While this may go unnoticed by buyers, it’s a thoughtful detail that they will ultimately appreciate.
It's crucial to check local regulations to avoid issues, especially with unfriendly neighbors. In this area, the rules permit a six, 6, foot privacy fence in the backyard, extending to the rear corners of the house, after which it must transition to a four, 4, foot fence. Style is flexible.
We erected a six, 6, foot privacy fence around the entire permitted area and transitioned to a four, 4, foot picket fence for the front yard.
To enhance accessibility, we centered the gate, making it easy to move between the yards. With the fencing complete, we turned our attention to creating a play area. We laid heavy tarps to outline the space, followed by placing railroad ties and shoveling in mulch until it was smooth. Finally, we assembled a swingset, tetherball, and sandbox, boosting the front yard's curb appeal.
Some might wonder why there is no gate access in the front yard. While this neighborhood is beautiful and well vetted, we must recognize the realities of our world. Plus being in such close proximity to the lake, the potential for a child to wander off can pose significant risks. To prioritize the safety of the little ones, we opted not to include a gate leading to the front yard.
With the children's area ready, it was time to focus on adult entertainment. We constructed a platform for a hot tub and arranged for sand and gravel delivery.
I decided to use gravel around the hot tub for several reasons: It prevents sand from getting into the tub, provides better leveling support, and offers a cleaner aesthetic. Next to the hot tub, I added a fire pit. This is perfect for enjoying evenings by the lake.
The second half of the project involved adding sand to create a beach like atmosphere, complete with the scent of the lake while savoring drinks in privacy. To complement this, we included a table and an outdoor bar for easy access to refreshments.
Railroad ties were used to delineate the areas, ensuring durability for the yard’s future use.
After completing the yard, we painted the brick on the front of the house to give it a contemporary look that tied the colors together beautifully.
To finish, I continued with the railroad ties in the front for landscaping, along with mulch and plants for an inviting appearance.
My favorite final touch was a custom-made sign indicating, "Home - 0.0 miles," complete with arrows in the direction of and distances to local attractions and some of my personal favorite spots.
