I'm Debbie Ogren with The Integrity Real Estate Group at True Real Estate. I founded the team in September of 2021 after 7 1/2 years in Real Estate. My team works with home buyers and sellers in Mankato/North Mankato and surrounding areas who want an agent they can trust and work in THEIR best interest! The comment that I hear most from clients is that I'm not like other agents. I always answer my

phone, I work 7 days a week, and I give my honest opinion to all of my clients. One of my business principles is to always say the good, the bad, and the ugly. I believe that's why clients know that they can trust me. I'm not out to sell a home just to get a sale. Helping people start their next chapter makes me so proud and drives everything I do! Here is what I tell my clients.

Spring buyers are not waiting for perfection — they are looking for homes that feel well prepared and priced correctly.

The updates that tend to matter most right now are the ones that improve the first impression:

• fresh paint
• clean, open living spaces
• simple lighting updates
• strong curb appeal

After that point, more projects rarely move the value as much as people expect.
