Hermosa Beach Market Update for September 7–20
Compared to the same period last year (6 sales, 29 active listings), the market is holding steady, with a few more homes available for buyers to choose from.
With 11 homes in escrow, buyers are out there and making decisions. What I'm seeing is that preparation and pricing make the difference in how quickly a home sells.

Fed Holds Rates Steady at 3.50–3.75% — Here's What It Actually Means for Your Move

The Federal Reserve met again and held the federal funds rate steady at 3.50–3.75%. But there's an important distinction homeowners and buyers should understand: the Fed rate and home mortgage rates are not the same thing.

Mortgage rates track more closely with the 10-year Treasury yield and inflation expectations — not the Fed's decision directly.

For buyers: A steady Fed typically means fewer surprises priced into the bond market, which tends to keep mortgage rates in a narrower range rather than jumping around. That makes it easier to plan with confidence instead of chasing a moving target.

For sellers: buyers who've been waiting on the sidelines for rates to drop may start recalibrating their expectations — and that shift can be the push that gets them back in the market.
