Who remembers the Velvet Freeze on Gravois in Affton? I just drove past the iconic ice cream cone that used to stand on Velvet's lot. It is now at Affton's Mesnier school just down Weber Road, and did not realize it was moved there in the 90s after Velvet Freeze closed. Wow, nice throwback!

I sold this home in Ballwin a few years ago, tons of interest. There are many like this around STL in the 900-1200 sq ft range and can run $150,000 to $350,000 depending on area, upgrades and condition. Affordable? I think so. When you consider what it costs to build one like this today, or renovate one like this, or just to maintain it. St Louis is considered one of the most affordable markets in the top 25 around the country.

Last month Zillow announced they were placing their climate risk information for single family homes on a lower visibility section. At first glance that sounds bad, right? Why bury some potentially harmful details on a home you may be considering purchasing.

I'll tell you why that is a GOOD thing, as the for-profit company making these climate projections far into the future, First Street, has demonstrated a lack of knowledge, and is not trustworthy. That can cause undue harm to homeowners getting tagged with inaccurate risk projections.
