One of the questions I get asked most often is, "Do I really need to stage my house before selling?"

My answer is almost always yes—but staging doesn't necessarily mean hiring a professional stager or spending thousands of dollars.

The goal is simple: help buyers walk through your home and picture themselves living there. Small changes can make a big difference!

Here are my Top 10 Home Staging Tips:

✅ 1. Declutter every room and remove excess furniture.
✅ 2. Clear kitchen and bathroom countertops.
✅ 3. Deep clean from top to bottom.
✅ 4. Touch up scuffed walls and trim with fresh paint.
✅ 5. Let in as much natural light as possible.
✅ 6. Remove most personal photos and memorabilia.
✅ 7. Add fresh flowers or a simple plant for warmth and brightness.
✅ 8. Organize closets and storage areas.
✅ 9. Create inviting outdoor spaces with tidy landscaping.
✅ 10. Make beds, fluff pillows, and add fresh towels before every showing. If throws and cushions are worn, buy new ones (you can still use after selling) to add to that newly decorated feeling!

Easements Explained (Quick & Simple)

Ever see “utility easement” on a plot plan and think… wait, does someone else own my yard?

They don’t.

An easement just means someone else has the right to use part of your property for a specific reason—you still own it.

Common ones you’ll see:
🔌 Utility (power, gas, water lines)
💧 Drainage (water flow)
🚗 Driveway/access (shared use)
🛣️ Right-of-way (roads/paths)

Why it matters:
If you’re planning a fence, patio, shed, or pool—there may be limits on what you can build in those areas. And if access is needed, anything there could be removed.

Pro tip:
Check your survey or plot plan before making big plans for your yard.

Easements are totally normal—you just want to know where they are before they become an issue.

A More Balanced Market (and Finally… a Little Breathing Room 😅!)
It’s an interesting market out there right now on the North Shore of Massachusetts… not quite a seller’s market, not quite a buyer’s market—kind of a middle ground.

The upside? People finally have a little breathing room. Buyers can take a bit more time to think (no more instant decisions), and sellers can be a bit more thoughtful about pricing and timing.

And here’s some good news 👇
Mortgage rates just dropped to their lowest level since September 2022, according to Freddie Mac. The 30-year fixed is now at 6.01%, and the 15-year is down to 5.35%.

All in all—it’s feeling a little more balanced, and honestly, a lot more manageable. 👍

Start your morning at Singing Beach, famous for the unique “singing” sound the sand makes beneath your feet. After a walk along the shore, head into the historic downtown for lunch at one of the many charming restaurants and cafés.

A Comparative Market Analysis (CMA) is one of the most valuable tools in real estate – and understanding it could be the difference between pricing your home perfectly or leaving money on the table.

A Comparative Market Analysis is a detailed report that estimates your home's current market value by comparing it to similar properties that have recently sold, are currently for sale, or were listed but didn't sell in your area.
