Marlboro homeowners — THIS is a number worth watching. 👀🏡

The latest RPR data for 07746 shows:

📊 Months supply of inventory: 3.4

⬆️ Up 30.8% from last month

⬆️ Up 45.9% over the past 12 months

And honestly, the graph tells the story better than I can.

Look at what's been happening with inventory since earlier this year.

Buyers are getting more choices.

That doesn't mean Marlboro suddenly became a bad market for sellers.

But it DOES mean I would pay very close attention to pricing, condition and competition if I were putting a house on the market.

This is why I watch the local numbers instead of relying on national real estate headlines.

A little piece of Marlboro today. ❤️

Big Brook Park is one of those local spots that reminds you how much open space we have right here in Marlboro Township.

Whether you're walking the trails, getting outside with the family or just looking for somewhere to enjoy a beautiful day, it's one of those places worth knowing about if you live here.

I've lived and worked in Marlboro for years, and I'll keep sharing some of the places that make this community feel like home.

Marlboro homeowners — take a look at this. 👀🏡

I pulled the latest RPR data for 07746.

The current median estimated property value:

$1,031,190

That's up 7.4% over the past 12 months.

And I especially like this graph because you can see 07746 compared with Monmouth County, New Jersey and the U.S.

But here's the number I CAN'T get from this graph:

What YOUR house could actually sell for.

That depends on your neighborhood, model, condition, improvements, lot and what you're competing against right now.

If you live in Marlboro Township, this probably seems completely normal.

If you DON’T live here…it can be ridiculously confusing. 😂

You start looking for a home in Marlboro and suddenly half the houses seem to be in Morganville.

Wait. Did we leave Marlboro? 🤔

Nope!

Morganville is part of Marlboro Township, but the Marlboro 07746 and Morganville 07751 mailing addresses cause a LOT of confusion for buyers.

And that leads to even more questions:

Are the schools different?

Are the neighborhoods different?

Is one area better?

Should I only search 07746 if I want to live in Marlboro?

I wrote a new blog answering all of it — from schools and neighborhoods to commuting, housing and everyday life here.

And after living here and selling real estate in New Jersey for more than 20 years, my biggest advice is this:

Don't choose your house based on the name on the envelope.

Choose the area that actually fits the way you want to live.
