The Matthew Friedman 5K is happening TOMORROW — Saturday, September 5 — and this year it has a new location: Big Brook Park in Marlboro.

The annual run/walk honors the memory of Matthew Friedman while helping support brain aneurysm research, scholarships and volunteer EMS. ❤️

This is the kind of Monmouth County content I want to share more often because living here is about so much more than real estate.

I get asked this all the time, and my answer is always the same: it depends on YOU.

Do you want to be near the beach? 🌊 Need an easier NYC commute? 🚆 Want more property? A walkable downtown? Great restaurants and coffee nearby? ☕

There isn’t one “best” town in Monmouth County. The goal is finding the town that fits the lifestyle you actually want to live.

Here's an interesting number from the latest RPR data for 07746:

Median Days in RPR: 15 days

That's down 28.6% month over month.

Does that mean YOUR house will sell in 15 days?

Nope. 😂

Neighborhood, price, condition, updates, competition and even the way your home is presented can change that number.

But it's a useful indication of what we're seeing locally.

One of them is Big Brook Park.

It's one of those local places that's easy to overlook when you live here because it's just...here. 😂

But if you're moving to Marlboro, these are exactly the little things you want to know about.

Trails, open space and somewhere nearby to get outside without making an entire day trip out of it.

Here's what the latest RPR data for 07751 shows:

Median Estimated Value: $893,110

📈 Past 12 months: +5%
📉 Last month: -1.8%

So yes — estimated values are higher than they were a year ago, but we also saw a decrease in the most recent month.

And this is why I keep saying real estate headlines don't tell you what's happening with YOUR house.

Even within Morganville, values can vary tremendously by neighborhood, home style, condition, lot and recent comparable sales.

Here’s something I tell buyers all the time: choosing where to live here isn’t just about finding the right HOUSE.

It’s about finding the right LIFE.

Monmouth County can look completely different depending on where you live.

🌊 Want to be close to the beach?
☕ Want a walkable downtown with coffee shops and restaurants?
🏡 Want a traditional suburban neighborhood?
🌳 Want more land and breathing room?
🚆 Commuting to NYC?

And then there are the things that aren't quite as pretty in the real estate photos... Route 9 traffic, property taxes, commuting, and the fact that in some towns your car may become your second home. 😂
