🏡 Falling Behind on Your Mortgage? You Have Options.
If you’re behind on your mortgage payments, you’re not alone — and you’re not out of options. Here are a few common paths homeowners consider:
1️⃣ Reinstatement
Bring the loan current by paying the past-due amount.
2️⃣ Loan Modification
The lender may move what you owe to the end of the loan. This usually takes about 30 days and you’ll need to qualify.
3️⃣ Bankruptcy
Not always ideal, but it can temporarily stop foreclosure. This option usually costs a few thousand dollars.
4️⃣ Cash Sale
Sell the house as-is and walk away without repairs or agent fees.
5️⃣ Subject-To (Creative Option)
Bring the loan current, transfer ownership, and keep the loan in your name. In some cases, you may even stay in the home as a long-term tenant if it makes sense for both sides.
