Morning, gorgeous. 🩷

One of my favorite neighbors enjoying the beach this morning.

Good morning!! Beautiful and quiet start on the Tampa Bay beaches! This is my favorite kind of morning!

Morning walks around here come with all kinds of beautiful scenery. 🌊

Cloudy, sunny, somewhere in between… I love them all.
Now off for a busy day picking out light fixtures, quartz and tile. Pictures soon!

Happy Saturday!

Thinking about buying a beach condo or waterfront home? Late September could be your best move. 🏖️

Starting your search along the Gulf Coast before the busy winter season gives you more time to compare properties, explore different communities and revisit the homes that stand out—without feeling rushed.

It’s also an opportunity to look beyond the view and consider what really matters: the layout, amenities, insurance costs, association details and how the surrounding area fits your everyday lifestyle.

A coastal move is about more than choosing a property. It’s about finding the community that feels right, and this quieter time of year can give you the space to do just that. 🌊

Just practicing my subliminal messaging… very subtle, right? 😉

If finding your place in Florida was part of your 2026 plan, there’s still time to make it happen before the year ends. Buyers still have choices, negotiating room, and prices working more in their favor.

Let’s get you here before 2026 washes away. 🌊

“Short-term rental that my family can use too.” 🔍

It’s one of the most common searches I receive—and one that has many possibilities.

This newly purchased Treasure Island condo sleeps six, with two bedrooms, two bathrooms, a full kitchen, and amazing resort-style amenities—all in an incredible beachfront location.

It will soon undergo a fresh redesign, and the new owners couldn’t be happier to have a place where they can enjoy time with family while also capturing the benefits of an income-producing investment.

The best investments aren’t always just about the numbers. Sometimes, they come with family hugs and beach days too. 🌊

This little Snowy Egret looks like his 8:00 am is running late 😂

Just another morning with the locals on Madeira Beach 🌊

And one of the little things that makes living here so special.

Guiding you to the coast you love 💙

The beach condo sweet spot? It may be right now. 🏖️

Late summer is typically a quieter stretch along Florida’s Gulf Coast—after the busy winter and spring seasons, but before fall breaks, holiday travel and peak season begin picking up again.

For buyers, that lull can mean less competition and owners who may be more open to negotiating while reservations and activity are slower. Once rental calendars begin filling again, that motivation can quickly change 🧐

If a Gulf Coast condo is on your wish list, this may be the time to take a closer look. Send me a message and let’s talk about what’s available.

Closed on this beautiful view last week! 🌊☀️

You might even recognize this Treasure Island favorite. ❤️

With two pools, an on-site café, Sunset Bar, beautiful tropical grounds and the Gulf just steps away, there’s a reason this resort stays high on the list for both vacationers and investors.

This one checked a lot of boxes!
