THE MARKET HAS DEFINATLEY CHANGED

If you've been wondering whether the real estate market feels different this summer, the latest numbers confirm it.

The July housing report was just released, and buyers have considerably more choices than they did a year ago.

Here are two numbers that really jumped out at me:

Snohomish County inventory is up 34.7% from last July.

King County inventory is up 23.7%.

That's a significant change.

For buyers, more inventory means more choices and usually a little more negotiating room.

For sellers, it means pricing and preparation matter much more than they did a few years ago. Buyers aren't feeling the same pressure to grab the first house they see.

That doesn't mean homes aren't selling—they absolutely are. But buyers can afford to be more selective.

If you've owned your home for 20, 30 or 40 years and you're wondering what these changes mean for your home's value, I'm always happy to give you a straightforward opinion.

Sometimes knowing where you stand is useful even when you have absolutely no plans to move.

The King/Snohomish County housing market continues to transition toward a more balanced environment. Inventory growth is providing buyers with more choices and greater negotiating leverage, while sellers continue to benefit from solid demand for well-priced homes.
