🚨 BUYERS: Before You Click "Schedule a Tour" Online, Read This! 🚨
Recently, we've had multiple situations where buyers scheduled a home tour through an online real estate website, received a confirmation email or text, drove to the property, and then discovered no agent was there to show the home.
Here's something many consumers don't realize:
A website confirmation is NOT always the same thing as a confirmed showing.
Before a showing is truly confirmed, the agent representing you should be:
✅ Requesting and confirming the appointment through the listing agent or showing service
✅ Verifying that the seller has approved the showing time
✅ Reviewing the property's current status with you
✅ Providing important information such as:
• Seller's disclosures
• Recent repairs or updates
• Price changes
• Status changes
• Multiple offer situations
• Special showing instructions
✅ Confirming your identity, representation status, and where you are in the buying process
✅ Discussing financing and ensuring the home is a realistic option for your budget and loan type
