For all my current/future real estate investor friends. I'm sure a lot of you understand "house hacking", but for those who don't, here is a chart with a basic example of what house hacking can do for you! Because FHA loans allow any qualified buyer to purchase small multifamily (1-4 unit) homes with only 3.5% down, this is a great tool to build wealth if you don't mind living with neighbors. Just look at the difference in the 12 month column! This is just an example; I used basic numbers here and I am not a qualified mortgage lender, so numbers can vary.

Hey y'all! It's officially February, and now we can look back at how the market performed in January 2023 compared to the prior year. As we thought, this year is not like the last. Homes for sale has doubled since last year, and sold homes/pending contracts have decreased. This is not necessarily a bad sign as the average sales price has increased, and homes are still selling in a reasonable time frame. The market seems to be leveling out to a more "normal" speed because we finally have the inventory that we didn't have for the last couple years. Sellers are getting creative with incentives to get their homes sold, and buyers have the luxury of more options in this market. If you are looking to buy or sell, find a strategy that works with you and the current market. A lot of people are wondering what this housing market is going to do, and we as real estate agents, are asking the same thing. All we can do is look at what is going on now. Interest rates have increased, inventory (homes on the market) has increased, and listings have been on the market longer before getting a contract. The market in 2021 and early 2022 was completely on fire, and now it has slowed. What does this mean? We are transitioning to a buyer's market! As a buyer, you most likely do not have to fight with 20 other offers like years before and pay well over asking price just to get your contract noticed. Buyer's have more power right now and we can see that with price reductions, closing cost assistance, and more homes available. If you are a potential home buyer, this may be your year! Don't wait for another change in interest rates to talk to your realtor because they will most likely go up, not down. If you want to see some houses and discuss your options, give me a call.
