🏡✨ WEDNESDAY HOME INSPO | A LITTLE KITCHEN OBSESSION!

Can we just take a moment to appreciate these kitchens?! 😍

The warm, creamy cabinetry, beautiful brass hardware, natural stone, gorgeous windows and those stunning chandeliers!

Everything feels timeless, elegant and inviting without being overly formal.

But can we talk about THAT CABINET COLOR?! 🤎

It’s the perfect balance of warm taupe, greige and soft beige. Not too dark, not too light, and absolutely beautiful with the brass accents.

I’ve been admiring this color combination, and now I’m determined to figure out the paint color!

Does anyone recognize this shade or know of a paint color that would give a similar look?

I’m thinking somewhere in the warm greige/taupe family, but I’d love to hear suggestions!

Because honestly, I could happily move right into any one of these kitchens. 😂❤️

💰🏡 MONDAY MONEY TALK | HOMEBUYING SECRETS YOU SHOULD KNOW!

Let’s talk about MONEY! 💵

One of the biggest misconceptions about buying a home is that you need a mountain of cash to get started.

You might be surprised by how little you actually need!

🏡 YOU DON’T NEED 20% DOWN!

Depending on your loan program and qualifications, you may be able to purchase a home with as little as 3%–3.5% down. Some qualified buyers may even be eligible for zero-down financing!

💵 DOWN PAYMENT ASSISTANCE IS REAL!

There are programs that may help qualified buyers with their down payment and sometimes closing costs. You don’t necessarily have to be a first-time homebuyer to qualify for every program, either!

🤝 CLOSING COSTS CAN BE NEGOTIATED!

Did you know you can negotiate for the seller to contribute toward your closing costs?

Seller concessions can potentially save you thousands of dollars in upfront expenses, depending on the loan program and the terms of your offer.

📅 WHEN YOU CLOSE MATTERS!

Closing toward the end of the year may reduce certain upfront tax and insurance prorations, depending on the property and how the contract is structured.

And here’s one many buyers don’t realize…

⏰ YOUR FIRST MORTGAGE PAYMENT MAY BE ALMOST TWO MONTHS AWAY!

With a typical mortgage paid in arrears, closing early in the month can give you nearly 60 days before your first payment is due.

For example, closing November 2 could mean your first payment isn’t due until January 1!

Closing November 30 could mean that same January 1 payment date.

Same first payment date. Very different amount of time to prepare!

Of course, the closing date also affects prepaid interest, so there are trade-offs worth considering.

✨ THE TAKEAWAY?

Buying a home isn’t just about finding the right house.

It’s about understanding your financing options, negotiating the right terms, and structuring your purchase to make the most sense for YOUR financial situation.

A little knowledge and the right strategy can make a BIG difference!

🌶️ SUNDAY RECIPE | CROCKPOT GREEN CHILE CHICKEN SPAGHETTI

There’s something about Sunday and a crockpot that just belongs together. ❤️

Put dinner on before church, enjoy the day with your family, and come home knowing most of the work is already done.

This week we’re making a creamy Green Chile Chicken Spaghetti with just enough West Texas kick. 🌶️

YOU’LL NEED:

🍗 2 large boneless, skinless chicken breasts (about 1½ lbs.)
🥫 2 cans cream of chicken soup
🌶️ 2 cans (4 oz. each) diced green chiles
🧀 8 oz. cream cheese, softened
🥣 1 cup chicken broth
🧈 2 Tbsp butter
🧄 1 tsp garlic powder
🧅 1 tsp onion powder
🌶️ ½ tsp cumin
🧂 Salt & black pepper to taste
🧀 2 cups shredded Monterey Jack or Pepper Jack cheese
🍝 1 lb spaghetti
🌿 Fresh cilantro or green onion for topping (optional)

MAKE IT:

Add the chicken, cream of chicken soup, green chiles, chicken broth, butter, garlic powder, onion powder and cumin to your slow cooker.

Cover and cook on LOW for about 4–5 hours, or until the chicken reaches 165°F and shreds easily.

Shred the chicken right in the crockpot.

Add the cream cheese and 1½ cups of the shredded cheese. Stir until everything is melted, creamy and combined.

Cook the spaghetti separately according to package directions. Drain and add it to the crockpot, tossing until all that creamy green chile goodness coats the pasta.

Sprinkle the remaining cheese over the top, cover for a few minutes and let it melt.

Then grab a bowl because Sunday dinner is DONE. 🙌

🌶️ Want a little more heat? Use Pepper Jack and add a diced jalapeño.

🌶️ Feeding a milder crowd? Stick with Monterey Jack and mild green chiles.

Serve it with a simple salad and garlic bread and call it a day.

Good food. Family around the table. And a Sunday that didn’t require spending the whole afternoon in the kitchen. ❤️

🍂🏡 HOME TIP SATURDAY | DON’T WAIT FOR THE FIRST FREEZE

It’s October in Lubbock.

Which currently means we’re still wearing short sleeves and wondering whether fall plans on showing up at all. 😂☀️

But here’s your friendly homeowner reminder:

Lubbock’s average first freeze is October 31. 🥶

And the time to prepare for it is NOT the night before when everyone in town is looking for the exact same supplies.

Take advantage of these beautiful fall-ish days and get a few things handled now:

🚰 Buy your outdoor faucet covers.
Grab enough for every exterior faucet and put them somewhere you’ll actually remember. When that first freeze warning hits, you’ll already have them.

🔥 Order your firewood.
Have it delivered and stacked while it’s 70° or 80° outside—not while you’re bundled up fighting the West Texas wind.

💦 Check outdoor faucets, hoses & sprinkler equipment.
Fix leaks now, know where your shutoffs are, and make sure you know what will need to be drained or protected before freezing weather arrives.

🌿 Make a plan for sensitive plants.
Know which pots need to come inside and have your plant coverings ready instead of sacrificing every spare sheet in the house at 10 PM. 😂

🔥 If you have a fireplace, take a look at it NOW.
If the chimney or fireplace needs professional inspection or cleaning, schedule it before the first really cold weekend.

🏠 Check weatherstripping and exterior caulk.
A warm afternoon is a much better time to find and fix those little gaps around doors and windows.

🧰 And make yourself a little “freeze box.”
Faucet covers, pipe insulation, gloves, flashlight and anything else you typically scramble to find when the temperature suddenly drops.

West Texas weather can go from “Do we still need the AC?” to “WHERE ARE THE FAUCET COVERS?!” remarkably fast. 😂

A little preparation now means when that first freeze does arrive, all you have to do is put everything in place.

Future you will be very grateful. ❤️

🧺✨ WEDNESDAY HOME INSPO | LAUNDRY ROOM EDITION

Okay… hear me out.

Would laundry be less offensive if THIS was your laundry room? 😂

Because I’m pretty sure I could tolerate folding fitted sheets in here.

This space has everything I love about good home design—it isn’t just beautiful, it’s functional.

🖤 Gorgeous dark cabinetry
✨ Warm brass hardware
🧺 Tons of hidden storage
👚 A hanging rail for freshly washed clothes
🚰 A utility sink
🤍 Plenty of counter space for folding
☀️ And that beautiful arched window bringing in natural light

THIS is what I mean when I say the rooms we actually use deserve some attention too.

A laundry room doesn’t have to be huge or expensive to feel intentional. Better storage, a pretty light fixture, a shelf, new hardware, a rug or even just clearing the clutter can make a room you normally dread walking into feel completely different.

Now I need to know…

If you could steal ONE thing from this laundry room for yours, what would it be? 👇

I’m taking the cabinetry.

Okay, fine. And the window.

And probably the countertops.

Apparently I’m just taking the whole room. 😂

🏡 MONDAY REAL ESTATE MINUTE

One of the biggest mistakes homeowners make?

Waiting until they’re ready to sell before they start thinking like a seller.

The best time to take care of the little things around your home is while you’re still enjoying it.

Touch up the paint that’s been bothering you.
Fix the dripping faucet.
Replace the worn-out caulk.
Keep up with your HVAC maintenance.
Take care of that little repair you’ve been ignoring for six months. 😂

None of those things mean you’re getting ready to move.

They mean you’re protecting one of your biggest investments while you live in it.

And someday, whether that’s next year or ten years from now, you’ll be very glad you did.

Happy Monday. ❤️

🍳 SUNDAY RECIPE | BREAKFAST PREP FOR THE WEEK

Sunday mornings are for coffee, church and family. ❤️

And before football comes on this afternoon, here’s a little Sunday prep that can make those busy weekday mornings a whole lot easier.

These Sausage, Egg & Cheese Breakfast Bites only take four ingredients and about 20 minutes in the oven!

YOU’LL NEED:

🥚 4 eggs, beaten
🌭 1 lb breakfast sausage, cooked & drained
🧀 1 cup shredded cheddar cheese
🥞 1 cup Bisquick (regular or Gluten Free Bisquick)

MAKE THEM:

Preheat your oven to 350°F.

Cook and drain the sausage. In a large bowl, combine the sausage, beaten eggs, shredded cheese and Bisquick.

Divide the mixture evenly into a greased muffin pan and bake for approximately 20 minutes, or until the centers are set and the tops are lightly golden.

Refrigerate the extras and simply reheat them throughout the week for an easy grab-and-go breakfast. 🙌

🌶️ MAKE THEM YOUR OWN:
Add green chile, diced bell pepper or jalapeño. Swap the sausage for bacon, or trade the cheddar for pepper jack.

A little Sunday prep = one less thing to worry about Monday morning. ❤️

Now pour another cup of coffee, enjoy your family and have a wonderful Sunday. Football will be waiting this afternoon. 🏈

🍂🏡 HOME TIP SATURDAY | FALL…ISH EDITION

The calendar says fall.
Lubbock says 90°. 😂☀️

Since cooler weather apparently has no immediate plans to join us, take advantage of these warm days to knock out a little outdoor fall home maintenance before you’re trying to do it in a cold West Texas wind.

This weekend: Look UP. 👀

Take a walk around your home and check:

🍂 Gutters & downspouts — Clear out leaves, dirt and debris before we eventually get fall and winter moisture.

🏠 Roofline — From the ground, look for damaged or missing shingles, loose flashing or anything that doesn’t look quite right. Leave climbing on the roof to a professional.

💧 Downspout drainage — Make sure water is being directed away from your foundation, not collecting next to the house.

🌳 Tree limbs — Look for dead or damaged branches hanging over your roof, driveway or outdoor HVAC equipment.

🚪 Exterior caulking & weatherstripping — Check around doors and windows now while it’s warm enough to comfortably make repairs.

You don’t have to wait for cold weather to prepare your home for it.

In fact, 90° and sunny is a whole lot nicer for checking the outside of your house than 35°, windy and wondering why you didn’t do it in October. 😂

We’ll call it fall maintenance…

even if Lubbock refuses to give us fall. 🍂☀️
