Earnest money is a deposit a buyer puts down when making an offer on a home. Think of it as a good-faith deposit that shows the seller the buyer is serious about purchasing the property.

Here’s the simple version:

Buyer makes an offer

Offer is accepted

Earnest money is deposited into an escrow account

The money is credited toward the buyer’s down payment or closing costs at closing

In most cases, buyers do not lose their earnest money if they back out for a reason protected by the contract, such as a failed inspection, financing issue, or appraisal contingency.

A common question is: “How much is earnest money?” In our market, it’s often $1,000, but the amount can vary. A larger Earnest Money amount will equate to a stronger offer.

The biggest takeaway: Earnest money is not an extra fee—it becomes part of your home purchase.

My Kids Taught Me to Slow Down

A few nights ago, I was doing what a lot of parents do. My mind was racing.
I was thinking about work, the next day's appointments, emails I still needed to answer, and everything on my to-do list.
Then my kids asked me to play.
My first thought was, "Just give me five more minutes."
But I caught myself.
The truth is, they don't care how many homes I sell this year. They don't know what interest rates are. They don't care about contracts, inspections, or closing dates.
They just wanted Dad.
So I put my phone down and spent time with them.
We laughed, played, and for a little while, nothing else mattered.
It reminded me that life has a way of moving faster than we realize. The emails can wait. Work will still be there tomorrow.
Our kids won't always ask us to play.
Moments like that remind me why I love what I do. Real estate isn't just about buying or selling a house—it's about helping families find a place where these moments happen. A backyard where the kids play. A kitchen where everyone gathers after school. A living room where movie nights become family traditions.
Helping people find a home means helping them create the backdrop for some of life's most meaningful memories.
That perspective also reminds me to protect the memories I'm creating with my own family.
Because at the end of the day, the best investment isn't just in a home.
It's in the people who make that house feel like one.
