Sure, that extra bedroom looks nice, but a walkable neighborhood, good schools, and low traffic can make everyday life feel way better. I’ve seen clients trade a larger floor plan for a community that fits their lifestyle and never look back.

A smart remodel can turn a less‑ideal spot into a place you actually love living in. Focus on the upgrades you control and the location will feel right.

I'm getting asked all the time if now is a good time to buy or sell, but I think that's the wrong question. The real question is what strategy works in today's market, because every shift creates new opportunities and challenges.

If you're thinking about making a move, I'd love to help you navigate the current market - what's your biggest concern about buying or selling right now? Let's chat about what today's market means for you!

I've seen it time and time again - a beautifully staged home with amazing marketing, but it's just not selling because the price is off.

As a real estate agent, my job is to give it to you straight, even if it's not what you want to hear. I'd rather have an honest conversation about pricing upfront than watch your home sit on the market for months.

What's the biggest misconception you've heard about pricing a home for sale?

It's the strangest gap in real estate right now. Ask buyers what they're doing and you'll hear: "waiting for rates to drop," "holding off until things calm down," "maybe next year."

Then look at what they're actually doing: pending home sales just jumped 3.8% in a single month. NAR's chief economist called it a late-spring buyer rush — pent-up demand breaking loose, with buyers accepting today's rates as the new normal.

In other words: the waiting crowd is quietly signing contracts.
And for anyone assuming that means lowball offers everywhere — 25% of homes are still selling ABOVE list price. One in four.

Here's why this matters more than any headline: pendings are the market's crystal ball. A contract signed today is a closing in early fall. The next 60 days are already being written — right now, in ink.

So sellers, the honest math: the buyers everyone said disappeared are under contract on someone's house at this very moment. The only question is whose.

Stop comparing today's market to one that no longer exists. 🏡

"The market" has a reputation it can't shake: frozen, dead, waiting.

Then the numbers came in. Existing-home sales rose 3.2% — month-over-month AND year-over-year — the highest level since December (NAR).

So where does the "frozen" feeling come from? 2021 broke everyone's compass. If normal means 40 offers and homes gone in 48 hours, no healthy market will ever feel "hot" again.

But that wasn't normal. It was an anomaly.

The buyers are already moving. The only question is whether your home is on the market when they're ready to write an offer — or whether they find someone else's first.

DM me "READY" and let's look at what the real market means for your home. 📲

I'm a little biased, but I think my neighborhood is the best - from the local coffee shop to the park where I walk my dog, I just can't get enough! I love helping my clients find their own perfect spot to call home.

I love this time of year, especially when I see my clients' homes filled with the excitement of a new school year - backpacks by the front door, first-day photos on the porch steps, and no lease renewal emails in sight!

As a real estate agent, there's nothing better than knowing my clients are loving their homes. What's your favorite part about owning a home? Share with me in the comments below!
