Hiring a listing agent shouldn't be a coin flip with your biggest asset. 👏

Most people pick a listing agent based on what looks good on paper. The sales volume, the years in business, a few solid Google reviews.

None of that tells you how the sale is actually going to go. The agents worth hiring set themselves apart in different ways.

It's in the questions they invite you to ask, the strategy they bring to the table before your home ever hits the MLS, and the way they communicate with you through every step of the sale.

The pace has cooled in some areas recently. But houses🏘️ are still selling all the time. In fact, more than 4 million will sell this year.

Do a little math, and that works out to over 11k sold every day, almost 470 an hour, and about eight every minute.⏱️

Pricing feels like the part of the process you have the most control over, and in a lot of ways you do, but the wrong number out the gate can quietly cost you more than almost anything else.🙂‍↕️

👉The market reads a high list price pretty quickly.

💰Almost half of sellers gave buyers a concession recently – the highest share on record for this time of year. Builders are also compromising, with over 60% offering incentives like upgrades or discounts.

That says one thing: negotiations are back on the table.🤝

For buyers, that means more chances to ask for a better deal – and maybe get it.🏡

The median condo sold for $380,000 in June, while the median single-family home went for $446,400. That's a gap of more than $66,000.

Part of that is because condos are usually smaller. But that's exactly the point. Smaller square footage can mean a smaller price tag.💸

So, if you can make less space work for your life, it may work for your budget, too.

For a lot of buyers, especially first-timer buyers, a condo or townhome is the difference between waiting and owning.🔑
