We had a seller who spent almost six weeks going back and forth between four nearly identical shades of white before finally calling us in. Swatches on every wall, hours of "does this one look too warm?" And to be fair, fresh paint genuinely helps. But paint has never once been the reason a Louisville home sat on the market.

Price is a different story.

We've watched homes with the exact right paint, the exact right staging, and beautiful photography sit for months, because the number was wrong. And we've watched homes that needed a little work move in days, because the price told buyers the truth about the home from day one.

This is the part sellers underestimate. Buyers forgive a lot of small things. They rarely forgive a price that doesn't match what they're seeing. The first two weeks on the market are when the most serious buyers are watching, and if the price feels off, you don't always get a second chance to make that first impression, even after a reduction.

A family came to us ready to sell, and when we asked why, the answer wasn't the house. It was everything around it. They'd bought a few years earlier in a Louisville neighborhood that looked great on paper, fell for the kitchen and the lot, and treated the location almost as an afterthought. A few years in, that decision was wearing on them more than they expected.
