🏠**SOLD — $550,000 | A Real Estate Story About Persistence**
Some properties are easy to sell.
Others require a broker who is willing to **stay with the transaction, solve problems, negotiate, and keep going when things don’t go according to plan.**
I recently closed **1546 W. 105th Street in Los Angeles for $550,000**, and this transaction was a perfect example.
I originally listed the property during probate on **September 22, 2025**.
Before foreclosure, I secured **three separate buyers and opened three escrows**. Unfortunately, all three transactions ultimately fell through.
The property also had an outstanding reverse mortgage and was approaching foreclosure. I worked directly with the lender and negotiated a **proposed discounted payoff** in an effort to preserve the family’s equity and allow the property to be sold before foreclosure.
Although the lender initially indicated approval, the proposed resolution was withdrawn before closing, and the property was ultimately foreclosed on Christmas Eve.
**But I didn’t walk away from the property or the family.**
After foreclosure, I continued working with the family occupants and following the property after it became bank-owned.
I secured another qualified buyer.
We waited **more than three months** for the bank to respond. The bank eventually accepted the offer, but after receiving the extensive REO counteroffer terms, that buyer decided not to proceed.
So I went back to work.
I secured a **second post-foreclosure buyer** and continued working toward a solution.
I also facilitated and negotiated a **Cash-for-Keys agreement between the family occupants and the buyer**, creating a cooperative relocation solution and helping avoid the expense, delay, and uncertainty of a formal eviction.
The family was successfully relocated.
And after **five buyers, multiple escrows, lender negotiations, foreclosure, REO negotiations, and occupant relocation**, we finally reached the finish line.
🎯 **FINAL SALE PRICE: $550,000**
This transaction represents what I believe a real estate broker should bring to the table.
**My job isn't simply to put your property on the MLS and wait for an offer.**
My job is to market the property, negotiate, communicate, anticipate problems, find solutions, and remain committed when a transaction becomes difficult.
