Wow… this one definitely took us for a spin, but THIS is exactly why having experienced representation matters.
From the very beginning, we faced challenges with pricing and condition concerns that were not being viewed realistically. Through strong communication, detailed market analysis, and solid comparable sales, we were able to negotiate a fair agreement for our buyer.
But that was only the beginning.
Once inspections and HOA document reviews started, we uncovered several concerns that needed further clarification. As part of our due diligence, we don’t just review HOA documents - we go directly to the HOA and ask detailed questions during our contingency period to make sure our clients fully understand what they are stepping into.
Because of those investigations, we were able to discover additional concerns that were not disclosed upfront and contradicted some of the information originally provided prior to us submitting our offer. This gave us the opportunity to negotiate further and ultimately secure OVER $21,000 in total savings and credits for our client 💰👏
This transaction was a reminder that buying a home - especially a condo with an HOA - is so much more than just opening escrow. It’s about protecting your client, asking the hard questions, reviewing every detail, and making sure your buyer has the information they need to make the best decision possible.
