The likelihood of a rate cut (once predicted for May) is now expected in June.
The amount of rate cuts coming by year-end has declined from 5-6 to just 2-3.
Only 37.7% of homes sold (new and existing) were affordable for median-income families earning $96,300 annually in Q4 of 2023. This is the lowest reading second only to Q3 of 2023 and since NAHB began tracking affordability consistently in 2012.
The most affordable housing markets continue to be in the Midwest and parts of the Northeast.
Research suggests that demographic demand will continue to support upward momentum in home prices for the next 5 to 10 years.
