Jim Green, WK Real Estate Trusted northern Colorado real estate expert for more than 25 years! My Background
Growing up, I never lived in one place for very long.

Being the son of a Naval Officer, my six siblings and I moved with our family to Colorado in 1977 after my father's engineering firm was chosen to rebuild the dam and power plant after the Big Thompson Canyon Flood. I returned to California in 1978 to start, own, and operate a successful seafood restaurant in San Diego before I changed careers to aviation in 1992. I became a flight instructor, unt

il my father asked me to come back to Colorado to help with the family real estate business. Ever since obtaining my real estate license in 1994, Colorado has been my home and I have found a passion for real estate. Real Estate Experience
Growing up with real estate experience has led to me mastering the business. I take pride in treating each of my customers as if they were my only customer, and I give them the one-on-one attention they want and deserve. Types Of Properties:
Residential properties
My over 25 years of experience in residential marketing has largely contributed to my many residential home sales in Boulder, Longmont, Loveland, Berthoud, Mead, Erie, Louisville, Frederick, Firestone, Platteville and Fort Lupton. Farms, ranches, and vacant land
From mountain properties to rural properties, and small acreage to farms and ranches, I have sold many vacant lands in parts of Colorado including Weld, Larimer, Boulder and Morgan counties. Short sales, foreclosures and investment properties
Working with first-time homebuyers, short sales, foreclosures, investment properties and 1031 exchanges has been a part of my real estate career ever since I became licensed. Water rights and mineral rights
My extensive knowledge of water rights and mineral rights continues to grow. Memberships And Lifestyle
I'm a member of various associations including the National Association of Realtor, the Colorado Association of Realtors, the Boulder and Longmont Association of Realtors, and the Longmont Chamber of Commerce. Smaller homes are having a moment.

That’s because affordability is tight and, for many buyers, smaller is what fits the budget. And builders are listening.

Newly built homes have been trending smaller since 2014 – and that’s on purpose.

They're more affordable than larger homes. And many come with built-in community amenities like walking trails, fitness centers, and even co-working spaces, so less space still delivers.

If you've been feeling priced out of bigger homes, a smaller one could fit your budget and your lifestyle. And with brand-new everything, it may not feel like as much of a compromise as you think.

DM me to walk through what's available in our area.

A lot of people have been waiting for rates to drop or prices to come down before making a move. But the reality is, sometimes life changes before the market does.
A growing family.
An empty nest.
A new job.
Retirement.
Needing to be closer to loved ones.

Those are the real reasons 1 in 5 buyers last year said they felt like they had to move, no matter the market. Because life doesn't wait for the timing to be perfect.

And if that’s where you are right now, you can still move. You may even have more options than you think. You just need someone who can help you find them.

The Real Reason Some People Are Still Moving Right Now

Life changes. Priorities shift. Families grow. Kids move out. Careers evolve. And eventually, the house you’re in may stop fitting the life you’re living.

If that’s been weighing on you lately, let’s talk through what your options could realistically look like today, no matter where rates or prices are.

Life can’t always wait for perfect market conditions. Maybe you don’t have to either.

You may be telling yourself you’re going to wait to move – maybe you’re hoping mortgage rates will come down, prices will fall, or the market will feel a little easier.

Tempted to price your house high just to see what happens? You should know, overpriced homes generally don’t sell right away, they sit. And that delay will cost you.

The longer a house is on the market without any offers, typically the lower the eventual sale price.

So, how do you know that right number to list at? You lean on a pro.

The best list price depends on your neighborhood, and what buyers are actually paying right now. That’s where I can help.

DM me and let’s talk about a realistic strategy that’ll get your house sold for as much as possible (and as quickly as possible). Because overpricing may actually leave money on the table.

One of the often-overlooked benefits of owning a home is the potential tax savings. Depending on your situation, you may be able to deduct mortgage interest, property taxes, local exemptions that lower your taxable value, and qualified capital gains exclusions. These advantages can make a meaningful difference in your overall cost of homeownership. If you'd like a better understanding of how homeownership could impact your financial picture, DM me for a Homeowner's Tax Guide.
