The roof is an important part of a home inspection. I will always look for signs of damage, wear and tear, and water pe*******on. Roofing elements include visible roof coverings, flashings and pe*******ons, gutters and downspouts, skylights and external parts of chimneys. This morning I had an inspection that involved a high, extremely steep roof on an old building. After I completed the inspection I was showing the potential buyer photos of the roof taken by the drone. She was so excited and relieved to get a view of what was up there. Inspectors should walk on every roof (they don't have to if it's too high, steep, damp, windy ect.) I always try to walk the roof and send up the drone. My clients are always super impressed when I do. I also like to include pictures of the property from 200ft up buyers love it. Here are some benefits Of An Aerial Drone Inspection

Access hard-to-reach areas. A home inspector may not be able to safely access all parts of your rooftop. Certain areas are too steep for foot traffic or, in some cases, too damaged to walk safely. A drone allows the inspector to stay safely on the ground while directing the drone to targetted areas.
Get a holistic view of your roof. With a drone every roof is accessible. It can fly and hover over any rooftop regardless of its size, shape, or condition and capture details with color pictures or video of shingles, chimney cap, gutters, and solar panels.
Identify potential issues or determine damage. A drone can identify problem areas that may result in leaks and water damage. The inspector may find roofing issues like missing or broken shingles, chipped tiles, or flashing that is rusting or missing. Thermal imaging can also determine heat loss and general energy efficiency.
Survey the surrounding land of a property. Drones might fly over trees and nearby power lines in order to verify their spacing. Drones can be used to give a complete aerial view of the property and the neighboring areas.

That was a lot of rain last night Vermont!
This post is a little reminder to check those gutters.
Did you know just a few inches of rain falling on the roof of a house can produce several thousand gallons of water runoff. This runoff must be channeled away from the home's foundation. Otherwise, the excess water can quickly saturate the soil surrounding the building and wick through the foundation to the interior.
I always explain to my clients the importance of a properly functioning gutter system, and the potential problems that an undersized or damaged system can create.
You should always make sure that the guttering system is adequately sized to prevent runoff (water running down the roof splashing over the gutter).
that the gutters are clear of debris, free of rust, cracks and holes in order to prevent leaking; and
that the downspouts divert water 4 to 6 feet away from the home's foundation.
