If you're thinking about getting into real estate, here's the most important piece of advice I can give you: talk to someone who has been in the business for at least 10 years. A newer agent with only a couple of years of experience has only seen one type of market. Someone with 10 or more years has lived through the highs and the lows, and that perspective is invaluable.

If you’re a real estate agent doing everything yourself… that’s probably the problem. You’re not just selling homes. You’re trying to be marketing, admin, lead gen, transaction coordinator, and content team all at once. That’s not a business. That’s a treadmill. Buying a house with a friend or partner sounds smart… until one of you wants out. This is where most people get burned. You can remove someone from the title in a day… But the mortgage? That’s a completely different story.

If you can’t refinance on your own, you’re both stuck on that loan for decades.
Your credit, their credit, tied together the entire time. And almost nobody talks about this before closing. If you’re co-buying, you need two things locked in upfront: Clear ownership structure and a written exit plan. Skip that, and it can get messy fast.

Nobody’s talking about this 401k loophole… but it could change how people buy their first home.
