Sometimes the biggest surprises in a real estate transaction show up behind the scenes.

In this clip from Sold in CNY with Ben Gray, Ronda Akl explains how title work can uncover issues sellers may not even remember or realize are still attached to the property.

One example she shares is a second mortgage tied to COVID-era mortgage relief. Since some homeowners did not receive monthly statements for that balance, it may not come back into focus until the home is being sold.

That’s why the legal and title side of a transaction is so important. It helps uncover what needs to be addressed before the sale can move forward.

Buying or selling a home is not just about the offer price. It’s also about making sure the details are handled correctly.

Wire fraud is real, and buyers and sellers need to be careful.

In this clip from Sold in CNY with Ben Gray, real estate attorney Ronda Akl shares an important warning about wire transfers during a real estate transaction.

Ronda explains that her office is extremely cautious with wires because scammers can make fraudulent emails look official, especially as a closing date gets closer.

If you receive wiring instructions by email, don’t assume they’re legitimate. Always verify directly with your attorney, lender, or closing professional using a trusted phone number.

When it comes to your closing funds, a quick phone call can protect you from a very expensive mistake.

Some real estate details cannot wait until the closing table.

In this clip from Sold in CNY with Ben Gray, Ronda Akl of Akl & Associates Law Firm explains why buyers need to have important conversations early in the process, especially when it comes to who will be on the title.

Wanting to add someone at the last minute, even a spouse, can create issues with the lender and delay the transaction.

That’s why communication matters. If you’re buying a home and there’s a question about names, title, travel, closing logistics, or who needs to sign, bring it up as early as possible.

In real estate, surprises at the end are rarely helpful.

Selling your home doesn’t end when you accept an offer.
