Step 1 → Check your credit score.
Aim for 680+. Know where you stand NOW.

Step 2 → Save for your down payment AND closing costs.
Yes, both. They're different numbers.

Step 3 → Get FULLY pre-approved.
Not pre-qualified. There's a big difference.

Step 4 → Find an agent who answers their phone.
(Sounds obvious. It's not as common as you'd think.)

Step 5 → Make smart offers with data — not emotion.
Your agent's job is to protect you from overpaying.

Step 6 → Trust the process during inspection and closing.
It will feel bumpy. That's normal. You'll be okay.

Simple? Yes.

Here's the math most agents skip:

On an $850K sale:
→ Buyer's agent commission: ~2.5-3%
→ Your listing fee
→ Closing costs: ~1-2%
→ Any concessions or repair credits

= Your real net.

The number that matters isn't the list price.
It's what actually hits your bank account.
